2. Service Requests and Estimates

Submitting a contact form, requesting an estimate, calling, emailing, or otherwise contacting Genius Home Services does not create a binding service agreement.

Before work begins, we may provide an estimate, proposal, work order, or other description of the services to be performed. Pricing may be based on the information available at the time the estimate is prepared.

If conditions at the property differ materially from those originally described or observed, additional work or charges may be necessary. We will make reasonable efforts to discuss significant changes with the customer before performing additional billable work.

3. Scheduling and Property Access

Customers are responsible for providing reasonable and safe access to the property and to the areas necessary for us to perform the requested services.

If we are unable to access the property at the scheduled time, the appointment may need to be rescheduled and a service or cancellation charge may apply if one was disclosed when the service was scheduled.

Arrival times may occasionally be affected by traffic, weather, emergencies, previous appointments, or circumstances outside our reasonable control.

4. Customer Responsibilities

Customers agree to provide accurate information about the property and the services requested and to inform us of conditions that could affect the safety or performance of our work.

This may include, when applicable, information about pets, alarm systems, access codes, hazardous conditions, damaged structures, utilities, water shutoffs, electrical systems, or other relevant property conditions.

Customers are responsible for securing valuables and items that may be unusually fragile or susceptible to damage before service begins.

5. Home Watch Services

Home watch services are intended to provide scheduled visual observations of a property while the owner is away. They are not a substitute for security services, property insurance, professional inspections, emergency services, or continuous property monitoring.

While we take reasonable care when observing a property, home watch services cannot guarantee that damage, theft, leaks, mechanical failures, storm damage, pest activity, mold, or other problems will be discovered or prevented.

The specific services included in a home watch visit will be determined by the service arrangement made with the customer.

6. Vacation Rental Support

Vacation rental support services are provided according to the scope agreed upon with the property owner or manager.

Unless specifically agreed otherwise in writing, Genius Home Services does not act as a property manager, rental agent, booking agent, or guarantor of guest behavior, rental income, occupancy, reviews, or property condition following a guest stay.

7. Repairs and Maintenance

Some maintenance or repair requests may reveal additional problems after work begins. When reasonably possible, we will notify the customer before performing work materially outside the original scope.

Genius Home Services will not perform work that requires a professional license that we do not hold. When specialized licensed work is necessary, we may recommend that the customer contact an appropriately licensed contractor or service provider.

8. Pricing and Payment

Pricing will be communicated through an estimate, proposal, invoice, service agreement, or other communication associated with the requested work.

Payment is due according to the terms provided for the applicable service.

Customers are responsible for any applicable taxes, approved additional services, materials, or other charges associated with the work.

9. Cancellations and Rescheduling

We understand that plans change. Customers should provide as much notice as reasonably possible when canceling or rescheduling an appointment.

Certain services may be subject to cancellation, rescheduling, deposit, or minimum-service charges when disclosed at the time of booking or in a separate service agreement.

Genius Home Services may reschedule services because of severe weather, unsafe working conditions, emergencies, staffing issues, or other circumstances that reasonably prevent the work from being performed.

10. Damage and Existing Conditions

We take reasonable care while working in and around our customers’ homes.

Genius Home Services is not responsible for damage resulting from pre-existing defects, deterioration, improper installation, hidden conditions, normal wear and tear, defective materials, structural problems, or conditions that could not reasonably have been identified before the work was performed.

Customers should notify us promptly if they believe damage occurred as a direct result of our services so that we have a reasonable opportunity to inspect and address the concern.

11. Weather and Outdoor Services

Outdoor services may be delayed, modified, or rescheduled because of rain, storms, excessive heat, hurricanes, unsafe conditions, or other weather-related circumstances.

Certain outdoor results may also be affected by irrigation, weather, pests, soil conditions, plant health, and other environmental factors outside our control.
